Stage 1 - Strategy on site

The Experience:

Prior to the consultation, I will meet with our town planner, engineer, builder and property valuer to assess the constraints of the property.

During the consultation, together with my builder and project manager, we spend time understanding your purpose of renovating and building. If it’s to live in, we explore your current lifestyle requirements, challenges and future goals for your home for yourself and your family. We find out exactly what you require for your home to design a space that expresses your individuality, an extension of yourself, that meets your budget.

If the purpose is to lease or sell, we present a strategy fit for your property to increase the value and likelihood to lease or sell.


Stage 2 - Design & Approvals

Design that gets approved, not redesigned.

Inclusions:

  • Concept layouts and options

  • Coordination with town planner + consultants

  • DA / CDC / CC documentation

  • Iteration based on authority feedback

  • Strata coordination

  • Builder input

Why this matters:

In apartments and townhouses, design decisions are tied to approvals.
Getting this wrong leads to delays, redesign, or refusal at your cost.


Stage 3 - Construction Documentation

Documentation that can be built and priced accurately.

Inclusions:

  • Detailed architectural and interior drawings

  • Coordination with engineers + consultants

  • Class 2 compliance integration

  • Builder-ready documentation

Why this matters:

Poor documentation leads to cost blowouts and site issues.
This stage ensures accuracy, buildability, and pricing confidence.


Stage 4 - Tender & Build Support

Ensuring what’s designed is delivered properly.

  • Builder selection / coordination

  • Value management (if required)

  • Responding to site queries

  • Reviewing shop drawings

  • Contract Administration
