Services
A structured approach to apartment renovations, designed to reduce risk and avoid costly mistakes.
Apartment renovations aren’t linear.
Decisions made early impact approvals, cost, and what can actually be built.
Our process is structured to resolve those decisions at the right time - so you’re not redesigning, delaying, or overspending later.
Stage 1 - Strategy on site
Get clarity before committing to purchasing a property or designing the property you already own.
Inclusions:
We assess what’s possible in your apartment or townhouse
Identify approval pathway (DA / CDC / CC/ Strata)
Flag compliance risks early
Discuss cost direction with builder input
Define your brief properly
Why this matters:
Most costly mistakes happen before design even starts.
This stage ensures you’re investing in the right direction from day one.
The Experience:
Prior to the consultation, I will meet with our town planner, engineer, builder and property valuer to assess the constraints of the property.
During the consultation, together with my builder and project manager, we spend time understanding your purpose of renovating and building. If it’s to live in, we explore your current lifestyle requirements, challenges and future goals for your home for yourself and your family. We find out exactly what you require for your home to design a space that expresses your individuality, an extension of yourself, that meets your budget.
If the purpose is to lease or sell, we present a strategy fit for your property to increase the value and likelihood to lease or sell.
Stage 2 - Design & Approvals
Design that gets approved, not redesigned.
Inclusions:
Concept layouts and options
Coordination with town planner + consultants
DA / CDC / CC documentation
Iteration based on authority feedback
Strata coordination
Builder input
Why this matters:
In apartments and townhouses, design decisions are tied to approvals.
Getting this wrong leads to delays, redesign, or refusal at your cost.
Stage 3 - Construction Documentation
Documentation that can be built and priced accurately.
Inclusions:
Detailed architectural and interior drawings
Coordination with engineers + consultants
Class 2 compliance integration
Builder-ready documentation
Why this matters:
Poor documentation leads to cost blowouts and site issues.
This stage ensures accuracy, buildability, and pricing confidence.
Stage 4 - Tender & Build Support
Ensuring what’s designed is delivered properly.
Inclusions:
Builder selection / coordination
Value management (if required)
Responding to site queries
Reviewing shop drawings
Contract Administration
Why this matters:
Even good design can fail during construction without proper guidance.
We stay involved to protect the outcome.
Where clients often get it wrong
Starting design without understanding approvals
Overcapitalising in the wrong areas
Designing without builder input
Rushing into documentation too early
Assuming picking tiles and telling a tradie where to place the shower hook is interior design and project management
Changing direction as it was not clearly planned in the early stages
Our process is designed to avoid these issues.
